This project continues UNO’s ongoing collaboration with GibbonsCo, built over multiple successful developments, delivering consistent, efficient, and seamless outcomes across multi-residential projects.
Scope
Supporting H1 construction R-values, accessibility, and Homestar outcomes
This project required early collaboration to ensure thermal performance, accessibility, and compliance were fully integrated into the design.
Key considerations included:
• Achieving H1 construction R-values across the development
• Assisting with wheelchair accessible details suggestions
• Aligning thermal breaks with the insulation line in the wall for improved thermal performance
• Assisting with building consent documentation and detailed drawings
• Delivering 62 windows and doors efficiently to the site
UNO was involved early, providing technical guidance to support both compliance and practical build outcomes.

Solution
Thermal performance driven by early-stage collaboration and precise detailing
UNO delivered an adaptable and efficient end-to-end window and door solution using the UNO Thermal suite, with further joinery using the UNO Commercial suite applied to the lobby areas and installed by UNO directly.
Early involvement allowed UNO to provide H1 construction R-values and contribute to key detailing decisions. Recessed installation details were developed to bring the thermal break in line with the insulation line in the wall, improving overall thermal performance and supporting Homestar outcomes.
UNO also assisted with wheelchair accessible detailing, helping ensure the design met accessibility requirements without compromising performance or aesthetics.
Clear Low E Lightbridge glazing was used to support energy efficiency while maintaining natural light, contributing to comfortable, well-performing interiors.
Technical files and shop drawings were provided to support building consent documentation and construction detailing, ensuring a smooth transition from design to build.
The result is a cohesive, high-performing apartment development that supports enhanced living through carefully considered design and execution.
